Month One: I will find and articulate my ‘why'

A goal should never be confused as a target. You can take aim at a target but not necessarily hit it. I can't conceivably attain half a goal with any satisfaction. My passion will not be compromised, nor my goals or my aspirations of accomplishment.

Month Two: I will master the art of the plan...

Planning is a skill that I will learn. Its relevance to my sales productivity is undoubted. I understand it is not how well you sell property that counts - it is how many - how soon that will determine my success. I will construct well thought out plans executed deliberately with ever an improving degree of skill.

Month Three I will action the creation and positioning of my USP (unique selling proposition)...

A point of difference will make the choice of my product (me) easier. I will place an emphasis on the professional skills I offer as a marketer, negotiator and communicator (as these add value) in my listing presentation with a lesser degree of attention given to the comparative price (CMA) and the facilities I provide. This will relieve the pressure to succumb to fee discounting.

Month Four: I will find a seller everyday...

Prospecting is a process that can be reverse engineered. The protocols explained in PRöSPECTOR are those I install. My aim here is to build a system that attracts new prospects rather than me having to find them. I will build a number of attractors that have property sellers seeking me out and results in a 'turn key system' allowing me to appoint a new seller daily.

Month Five: I will manufacture consistency...

My numbers will be consistent in listings and sales and I will avoid the good month - bad month syndrome. I will focus on the four pillars of sale productivity and control outcomes. On the days I am 'in' I will be 'on' and this will allow me to enjoy breaks with the comfort that my productivity hasn't dropped.

Month Six: I will learn how to add value...

Selling properties for premium value will establish a more profitable + prosperous fee. I will understand and then practise the strategy of leveraging and protecting value parameters for my clients. The difference between market and comparative will resonate with property sellers. This will in turn preserve my fee structure and put me on the 'wanted list' as the preferred salesperson with whom property sellers will want to list.

Month Seven: I will become a double figure lister...

I will become a listing machine. I am conscious that prosperity in real estate sales begins with listings and to boost sales productivity I must have a significant increase in new incoming property listings. The goal will be to exceed ten listings in a single month, to prove I can do it and then to make listing double figures normal.

Month Eight: I will begin a record quarter...

I will make my mark in the industry by posting a BQE (best quarter ever). I will continue to list double figures and at the same time manage high volume listings, manage price expectation and successfully make a personal best in numbers of sales. I will design or adopt the perfect plan to achieve this and will never look back.

Month Nine: I will become a better marketer...

I will make time to further study the art of marketing. I will become proficient in readily explaining what marketing is, demonstrating how it plays it role in leveraging and protecting value and most importantly proving when it works its magic. As a marketer I will have the ability to prove that marketing is a compulsory investment each and every property seller should make.

Month Ten: I will consolidate + regenerate my success...

I will feedback + market my recommendations portfolio to my marketplace. I will systematically solicit, engineer and communicate every successful sale in detail to current and future listing prospects and the marketplace in general. I will make it literally impossible for my competitors to compete - especially should they choose to discount.

Month Eleven: I will learn to expertly present in an engaging manner...

I will develop my performance and delivery skills. I will see myself as others see me and better develop the ability to present in an endearing conversational manner rather than a 'talking at disposition'. This is where I will bring to the fore the true salesperson inside me!

Month Twelve: I will learn to expand, adapt + innovative sales dialogue...

I will build my dialogue arsenal to adapt to every situation. Whether scripted or improvised the reaction to my dialogue will primarily be cooperation since I will command the ability to present logically the solution to every sales scenario.

Month Thirteen: I will share my success...

I will give to the industry that has given so much to me. I understand that all I am as a salesperson is a result of what others have so generously shared with me. Notwithstanding the universal law of reciprocity I will find a way to spread my prosperity and leave behind a legacy of which I can be truly proud. I will hold my head high in the knowledge that I played a part in regenerating mentoring for other,
